Prepaid Water Metering for Landlords: How Automated Sub-Metering Actually Works

If you manage an apartment block on a single bulk water meter, you already know the problem: the utility bills you one flat number, you divide it however seems fair among units, and at least one tenant disputes their share every month. Worse, there's no way to shut off a single non-paying unit without shutting off the whole building. Sub-metering fixes the measurement problem. Automating it fixes the collection problem.

Manual sub-metering solves half the problem

Installing a meter per unit tells you who used what — a real improvement over flat-rate splitting. But someone still has to walk the building reading meters, someone still has to calculate each tenant's bill, and someone still has to chase the tenants who don't pay. None of that scales past a handful of units, and it doesn't stop arrears from accumulating.

What changes when the valve is part of the system

  • The valve closes on its own when a unit's balance hits zero, instead of a manual disconnection that someone has to remember to do (and that tenants can dispute as unfair or selective).

The biggest shift isn't the metering accuracy — it's that collection stops depending on someone chasing payment. A prepaid system collects before use instead of billing after it, which is the same reason prepaid electricity tokens largely solved the same problem for power utilities years ago.
